Lancaster University Roof Restoration
The Challenge
The project involved over-cladding a failed waterproofing system on a complex roof structure, addressing internal water damage, designing a new liquid-applied waterproofing system, and replacing existing glazing with a high-level aluminium glazed system. The scope included:
• Designing and applying a Sika & Centaur liquid waterproofing system to vertical, curved, and acute-angled surfaces, plus an Elastomeric Bituminous System.
• Executing works on challenging geometries, requiring a specialist contractor with industrial rope access expertise and a proven track record.
• Ensuring all operatives were highly skilled and certified for the appropriate works (IRATA Level 3, IPAF, CITB/NVQ).
The Vertical Approach: Safety, Quality, Innovation & Agility
Safety
Ensuring staff safety was paramount. All trade operatives were approved and trained to high standards, including IRATA Level 3 rope access and IPAF certifications. The contractor demonstrated robust safety methodologies to navigate the complex roof geometries, involving curves, vertical slopes, and acute angles. Continuous training, including NNLW training, was mandatory due to embedded asbestos on the vinyl-wrapped curved surfaces. We ensured that only our most qualified professionals worked on the project.
Quality
Quality control was integral to the project. The new liquid-applied system and over-clad supports were meticulously designed, ensuring a 25-year insurance-backed warranty on all systems. The detailed application of both Sika and Centaur systems to intricate surfaces guaranteed durability and excellence. Rigorous inspections and quality audits were conducted, maintaining the highest construction standards and ensuring the longevity and integrity of the new installations.
Innovation
Innovation played a crucial role in addressing the complex requirements. Our experienced team proposed over-boarding the existing façade with high-quality marine plywood, stabilising the structure before applying the waterproofing system. A trial area was completed to set a benchmark for the expected finish, forming part of the Inspection & Test Procedure. The use of Building Information Modeling (BIM) and other advanced technologies streamlined the project, reducing errors and enhancing efficiency.
Agility
The complexity of the access was addressed by a multi-skilled approach, utilizing MEWPS and Spiders operated by VAL IPAF trained personnel, industrial rope access, tower scaffolds, and scaffolding edge protection. Winter-time work was facilitated by wrapping the parapet with Envirowrap, allowing completion in a controlled environment. The ability to adapt quickly to challenging conditions and implement effective solutions was crucial to the project's success and the expertise from our structural division ensured this.
Outcome & Feedback
The project was finished on time, and to such a high degree that the Liquid Roofing & Waterproofing Association awarded it the Liquid Roofing Project of the Year.
